When completing this to the Lewis-Clark Association of Realtors®, I hereby apply for (REALTOR®, REALTOR-ASSOCIATE®, Membership) in the above-named Association, and  the associated dues (for the dues for the state of Idaho/Washington) which I understand will be returned to me in the event I am not accepted to membership. In the event my application is approved, I agree as a condition to membership to complete the indoctrination course of the above named Association, if any, and otherwise on my own initiative, thoroughly familiarize myself with the Code of Ethics of the NATIONAL ASSOCIATION OF REALTORS®, including the duty to arbitrate business disputes in accordance with the Code of Ethics and Arbitration Manual of the Association and the Constitutions, Bylaws, and Rules and Regulations of the above-named Association, the State Association and the National Association, and I further agree to complete satisfactorily a reasonable and nondiscriminatory written examination covering such Code, Constitutions, Bylaws, Rules and Regulations, and duty to arbitrate. I further agree that my act of paying dues shall be evidence of my initial and continuing commitment to abide by the aforementioned Code of Ethics, Constitutions, Bylaws, Rules and Regulations, and duty to arbitrate, all as from time to time amended. Finally, I consent that and authorize the Association, through its Membership Committee or otherwise to invite and receive information and comment about me from any Member or other person, and I agree that any information and comment furnished to the Association by any Member or other person in response to any such invitation shall be conclusively deemed to be privileged and not form the basis of any action by me for slander, libel, or defamation of character. NOTE: Applicant acknowledges that if accepted as a Member and he/she subsequently resigns or is expelled from membership in the Association with an ethics complaint or arbitration request pending, the Board of Directors may condition renewal of membership upon applicant's verification that he/she will submit to the pending ethics or arbitration proceeding and will abide by the decision of the Hearing Panel; or if applicant resigns or is expelled from membership without having complied with an award in arbitration, the Board of Directors may condition renewal of membership upon his/her payment of the award, plus any costs that have previously been established as due and payable in relation thereto, provided that the award and such costs have not, in the interim, been otherwise satisfied. New Offices: LCAR Office Fee are $240.00 a Year. You will get a separate invoice after Application is Submitted.

LCAR Secondary Membership Application Fee $200. billed after application

LCAR utilizes the Intermountain Multiple listing service for our MLS. You will be emailed an application after submitting you application. IMLS Fees: New Office $800.00, New Agent Application Fee $100.00 and $100 Quarterly. Billed Separately.

LCAR utilizes Sentrilock lock boxes. After completion of application you will be emailed Terms of Service Application.

There are no extra fees for the use of lockboxes.

Lewis-Clark Association of Realtors® for New Member Washington Primary. State, National & Local dues Prorated May - December 2025 (Today's amount includes all charges required to be caught up for this Current Billing Cycle. As a courtesy LCAR invoices their local dues for the next year on January 1  $150.00 and on July 1, $150.00 as a courtesy to assist members in paying their local dues.   

A portion of your dues payment is not deductible for income tax purposes.

Compliance with the Tax Reform Act of 1993, as amended by the Tax Cuts and Jobs

Act of 2017, requires that the portion of dues attributable to lobbying and political

activities at the Local, State and Federal levels of government be considered

nondeductible for income tax purposes.

For 2025, with dues at $156 per member, NAR computes 35 percent or $55 to be

nondeductible for the member's income tax purposes due to NAR lobbying efforts.

Please note that the entire $45 Consumer Advertising Campaign special assessment

qualifies as fully deductible. With Washington REALTORS® dues at $259, WR

computes 19 percent or $49 to be non-deductible for income tax purposes. The full $35

portion of WR dues is not deductible for tax purposes.

$35.00 of your Washington State dues will be deposited into the Washington

REALTOR® Political Action Committee (Washington State RPAC) as a contribution on

your behalf, if you would prefer that the $35 go to issue advocacy purposes instead you

may send us an email at issuesfund@warealtor.org and the required $35.00 will be

directed to our non-PAC state issues fund.

For new members paying prorated dues, the percentage should be applied to the

prorated dues amount to get the non-deductible portion(s).

The following are standard guidelines for the disclosure notice format:

1. The statement must indicate that the specified portion of the dues is “not

deductible for income taxes”.

2. The statement must be in at least the same size type as the primary message

stated in the body of the letter or invoice, and

3. The statement must be included on the message side of any card or tear-off

section of the letter or invoice, and

4. The statement must be the first sentence in a paragraph or by itself constitute a

paragraph.




* RPAC:  Contributions to RPAC are not deductible for federal income tax purposes.  Contributions are voluntary and are used for political purposes.  The amounts indicated are merely guidelines and you may contribute more or less than the suggested amounts.  The National Association of REALTORS® and its state and local associations will not favor or disadvantage any member because of the amount contributed or a decision not to contribute.  You may refuse to contribute without reprisal.  For investors 70% of each contribution is used by State PAC to support state and local political candidates and 30% is sent to National RPAC to support federal candidates and is charged against your limits under 52 U.S.C. 30116. 

 

Note 1:  The Legal Review and Issues Mobilization Fund is used to support legal services for the REALTOR® organization including, but not limited to assistance in court cases and issue campaigns with potential statewide significance.

Note 2:  Your 2025 dues include a $45.00 mandatory assessment by NAR to fund a nationwide public consumer advertising campaign that includes TV network and Cable ads that highlight the value a REALTOR® brings to a transaction and stressing the importance of using a REALTOR®.

 

NONDEDUCTIBLE DUES

In addition, contributions (including member dues) to NAR are not tax deductible as charitable contributions. However, they may be tax deductible under other provisions of the Internal Revenue Code.  

 

For 2025 with dues at $156.00 per member, NAR computes 35% percent or $55.00 to be nondeductible for the member’s income tax purposes due to NAR lobbying efforts. Please note that the entire $45 Consumer Advertising Campaign special assessment qualifies as fully deductible. (Idaho REALTORS® $29.00 out of $170.00).



ATTENTION BROKERS – If other Idaho licensed real estate agents join your firm, it will be necessary for them to join Idaho REALTORS®. We have an all or nothing policy. If any agent in your office is going to use Idaho REALTORS® forms, all Idaho licensed real estate agents must join IR (with exception to Secondary out of State members). All agents will be denied access to forms if any Idaho licensed agent from your office has not paid IR dues on February 15th.  Any payment received on or after March 1, 2025 will be subject to a $100 reinstatement fee.
